Hardisty Jones delivered a Population and Human Health Environmental Impact Assessment as part of the Environmental Statement assessing potential socio-economic effects of a residential-led development at Cranbrook New Community, East Devon. The Treasbeare development, considered as part of the application, is one of three ‘Expansion Areas’ which form the next phase of development at Cranbrook New Community.
This outline planning application sought planning permission for: up to 1,035 residential dwellings; up to 10.25ha of employment land; a neighbourhood centre with up to 3,000 sq m of retail and leisure floorspace; a two-form entry primary school, with early years provision public open space, including formal open space, formal play space, allotments, amenity open space and SANGS land; and a range of open space and sports uses.
The Cranbrook Development Plan Document aimed to support and speed up the delivery of Cranbrook’s development, whilst developing a town that is a healthy and attractive place to live and work. The development at Treasbeare Expansion Area was found to contribute to the fulfilment of these policy objectives.
Hardisty Jones delivered a report assessing the potential significant effects of the proposed development on the identified socio-economic receptors. A multi-criteria analysis was conducted which found the development would contribute beneficially to employment, wages, housing, and access to public open space.
Overall, our assessment was able to demonstrate the beneficial nature of many of the potential socio-economic effects, identifying a number of significant beneficial long-term impacts to the Cranbrook and East Devon communities.
The application for the residential-led development covering the Treasbeare Expansion was submitted, with the development determined in favour by the local authority.
